He answered his emails and phone calls quickly and forwarded documents to everyone that needed them. A couple months after we closed we had a problem and needed a copy of the four point Inspection. First time homebuyer here. We had Josh come out to inspect our home. We brought three young children, ocd in laws, AND WE ARE FIRST TIME HOME BUYERS… which means we had lots of questions and concerns. Josh was kind to us and told us if we had any questions to ask. We kept him busy for three hours or more with questions, concerns, and the inspection itself. We watched as he checked each window, outlet and other aspects of the inspection. He made time for my children’s questions and was patient in explaining things to them so not only I could understand but they could also. Once we were finished he told us to call if we ever had any questions. When we closed my vacuum wouldn’t work on any electrical outlet. I tried turning of the room breakers I tried and the master breaker. I tried turning on switches to see if outlets were connected to the switch. Nothing worked. I took my vacuum home and it worked fine. I was concerned about our electrical not being wired properly so I called. He was patient in explaining things to me and I told him all the things I had tried. It was very confusing for all parties. He told me to try turning off all the individual breakers to see if they were tripped and were not showing it. I turned off every individual switch kept them of for half a minute and then turned them back on. Voila. Problem solved. As a first time home owner these issues are new and stressful to me, but they can be common for those who work the field. I was so grateful to have Josh be willing to help me figure out the problem and diffuse the anxiety I had. I would highly recommend him to anyone I know needing an inspection done on their home. As a real estate agent - it’s important to have an inspector who is not only knowledgeable but able to walk a buyer through the report clearly and provide clarity. My buyers hired Josh for a new home inspection as I had referred him. His technical skills allowed him to complete his report during the inspection so that he was able to review it with us together and explain the 40 page report ! My buyers were impressed with his detail. We had our report within the hour emailed. Josh is new to Florida but not the industry! While completing his work- he received a couple of calls from his former territory that he had to turn down due to relocation here. It’s a good sign when your vendor continues to get referrals from their work.
